It looks like construction season in many parts of Orchard Mesa, where construction has started on the new, $40 million middle school and where homes continue to be sold as fast as construction companies can build them.

The construction fence and office trailer were installed at the middle school in late July, and the foundation is getting dug and built for the new building, which will be in front of the old building on Unaweep Avenue. The existing school will continue to be used throughout construction of the new school, which is scheduled to be complete by December, 2019.

Construction may disrupt a few schedules and activities, and may impact where parents can pick up and drop off their children. For the most accurate information, check the school's website.

Although the existing school will be demolished after the new school is built, the building that houses the community swimming pool will not be. It will continue to serve as a city-operated facility and will no longer be a safety issue for the school, since the community pool and the school will no longer share a building.

New homes on Orchard Mesa continue to sell well. Michael Maves with Maves Construction has several homes under construction at Chipeta Heights, east of 29 Road and south of B 1/2, and the developers behind Mountain View Estates are doing infrastructure construction for the next filing.


It’s a harvest of new homes and lots

It’s a good time to buy a brand new home on Orchard Mesa, as there are several subdivisions where various builders are working to create great neighborhoods in convenient locations.

Mountain View Estates is a development of 60 homes just north of B 1/2 Road and east of 29 Road. Right now, the only way to access the new neighborhood is through River View Estates, which is east of 29 Road, just south of the 29 Road Bridge. There will be access to the neighborhood from B 1/2 Road, however, which will be opened as soon as the final infrastructure, including electrical boxes, is complete.

There are multiple builders working in the subdivision, and multiple real estate agents listing the new homes.
“The first filing is almost built out,” said Harry Perry with Bray Real Estate, who is listing the homes built by Eric Perry and Epic Homes.

Other builders in the subdivision include Jim Jenson, who built many of the homes in Chipeta Estates, Corey Carter and Pace Enterprises. Most of the builders are building homes that are 2,000 square feet or slightly larger. Prices also vary, but start around $350,000. Building lots in the subdivision are slightly larger than many new home developments, averaging around a quarter-acre.



Maves Construction has started on the first two homes in Chipeta Estates, a 31-home subdivision off B 1/2 Road in which Michael Maves and Maves Construction will be the exclusive builder. Maves hopes to have one of the homes in the subdivision in the upcoming Parade of Homes.

Corey Carter built and sold five homes,” said Linda Kramer, the RE/MAX 4000 listing agent for Carter Homes. “They all sold during construction. We just purchased five more lots and already have two pre-solds.”

Michael Maves with Maves Construction is also introducing Chipeta Estates, 31-home Orchard Mesa development at little further east, at 2940 B 1/2 Road. Maves is a long-time custom home builder in the Grand Valley who often enters homes in the Parade of Homes. This is the first subdivision in which he’s planning on building all of the homes.
